Since 1st October 2008 all commercial buildings with a usable floor area over 50 sq m (538 sq ft) must have an Energy Performance Certificate (EPC) in place BEFORE the building can be let or sold.
Display Energy Certificates (DECs) are required (since 1st October 2008) for buildings with a total useful floor area over 1,000 sq m that are occupied in whole or part by public authorities and by institutions providing public services to a large number of persons and therefore frequently visited by those persons.
Air Conditioning Assessments are required (since 4th January 2009) for all commercial premises where you have operational control of air conditioning systems with a cumulative effective output of greater than 250kW (reduces to 12kW by 4th January 2011).
